A non-profit U.S. HART CARES PROJECT
A Community Benefits Agreement (CBA) in the United States is a contract signed by community groups and a real estate developer that requires the developer to provide specific amenities and/or mitigations to the local community or neighborhood. In exchange, the community groups agree to publicly support the project, or at least not oppose it. Often, negotiating a CBA relies heavily upon the formation of a multi-issue, broad based community coalition including community education, affordable home ownership, environmental, faith-based and labor organizations.
PURPOSES
Economic development projects are often heavily subsidized by taxpayer dollars, but there is usually no guarantee that a project's "ripple effects" will benefit current residents. Developments can cause inner-city gentrification, pushing out low-income residents as housing prices rise, or they may create only low-wage retail and service sector jobs. As a result, many metropolitan regions continue to experience problems related to poverty and housing, despite major investments in economic development. Responding to these problems, the CBA model was created in the late 1990s as a way for the communities most impacted by economic development projects to participate in the planning process and seek to ensure that development benefits will accrue to existing communities. For developers, negotiating with community representatives can be an attractive way to gain community support and help move their projects forward. Participating in CBA negotiations can eliminate surprises in the development approvals process and allow developers to work with a unified coalition rather than having to engage community organizations one by one.
CBA advocates contend that the community benefits approach improves the development process for the community, developers and local officials by creating an overall win-win-win scenario. Some of the principles and goals that CBA advocates seek to promote include.
The CBAG is a New Jersey non-profit LLC, which will educate the community and advocate reforms to support State, County, Local Government, CRDA, and Casino's economic development engagement for Black and Brown, Women, Veterans, and LGBT Small Business.
CBAG's primary goal is to mentor new local Atlantic City Black and Brown small business ownership, provide financial literacy to grow next legacy wealth, promote affordable homeownership, and prevent the gentrification of Atlantic City's Black and Brown communities through real estate ownership.

WORKFORCE HOUSING UTILIZING CYBER CRIME REDUCTION PROGRAM (CCRP) ARTIFICIAL INTELLIGENCE TO SUPPORT PUBLIC SAFETY
The first 333 families that lived in Pitney Village when it was founded where all White. After becoming the majority Black community, it grew to be the real Pitney Village, which was gentrified and demolished. However, the wonderful, unified spirit of the Black community continued as an inspiring annual festival of Black love for one another.
Before the COVID-19 pandemic, several Pitney Village Black discussed forming a Distinguished Gentlemen community economic development organization, which evolved into the Community Benefits Agreement Organization (CBAG). CBAG's sole mission is to address New Jersey's, and particularly Atlantic City's affordable home ownership, and non-xistent Black Business Diversity Equity Inclusion.

CBAG proudly received its first non-profit US. HART Atlantic City procurement check for our supplies to participate in the city-wide clean streets program. Bravo!
January 2024, with the support of City Hall CBAG responded to a New Jersey wide RFP and was selected as a non-profit Atlantic City CBAG Land Bank.

CBAG will create a new platform of skills labor workforce to support 30% Atlantic City Veteran, Minorities, Women, and LGBT Business Enterprise growth.
CBAG will work with bipartisan Executive Branches of the U.S. Federal Government to bring economic justice towards Atlantic City Black and Brown Diversity Equity Inclusion.

As a non-profit RX5 Cyber EnVision Center project, on July 15, 2022, the CBAG will launch its "Clean Community" initiative during historic 113th NAACP Convention.
"From the Atlantic City Sea Wall to Altman playground, GBAG is working towards cleaning and unifying Atlantic City's local Black community and bring pro-active Diversity Equity Inclusive (DEI) change to Atlantic City. "

Focused in the area of Atlantic Avenue and South Carolina Avenue, where we collected a dozen bags of garbage, liquor bottles, and drug needles. A lot of this hazardous trash is on the same street of the Gateway Head Start facility. These young students deserve a better environment than this.
Atlantic City we have so much to be proud of, when it comes to these extraordinary dedicated CBAG volunteers, who continue to come back every weekend to support our Clean Atlantic City initiative, because they love Atlantic City like you do.

AC Prosecutor William Reynolds regarding Atlantic City Workforce Training, Jobs, and CBAG Diversity Inclusive Community Economic Development.
Atlantic City is so proud of "RX5 EnVision Center CBAG" Director Derrick Brock and the ten dedicated CBAG Volunteers who showed up today, as well as the past 8 weekends to help keep Atlantic City cleaner.
One of the greatest virtues of America is community service volunteerism, and our CBAG volunteers have loyalty continued to perform beyond and above the call of duty.
